In de Peperstraat – aan de oostzijde van de Zaan en deelgebied van Centrum Oost – heeft Opportunity Vastgoed plannen om de straat te vernieuwen door een aantal panden te slopen en nieuwbouw te realiseren. Dit heeft gevolgen voor huurders.

De vernieuwing van de Peperstraat is ingrijpend voor de zittende huurders. De woningen worden gesloopt en iedereen moet verhuizen. We begeleiden alle huurders bij het vinden van een nieuwe woning en houden rekening met de persoonlijke situatie van alle huurders. Hoe de herhuisvesting in zijn werk gaat, staat in het Sociaal Plan. 

Actueel

De gemeente heeft stukken voor de gecoördineerde aanvraag van het bestemmingsplan en omgevingsvergunning fase 1 in procedure gebracht. Naar verwachting neemt het college van Burgemeester en Wethouders (B&W) uiterlijk 12 december 2023 een beslissing over de Peperstraat. Het college van B&W besluit dan dat het bestemmingsplan én de omgevingsvergunning voor fase 1 ter inzage worden gelegd. De ter inzage legging zal dan of 20 december of 27 december van start gaan.

De voorlopige planning van de ter inzage legging is:

13 december 2023        Gemeente informeert belanghebbenden per brief
19 december 2023        Eerste informatiebijeenkomst (procedure toelichten)
16 januari 2024         Tweede informatiebijeenkomst (vragen stellen)

De gemeente informeert de belanghebbenden ná het collegebesluit per brief over deze planning, de exacte data van de ter inzagelegging en de wijze waarop er gereageerd kan worden op de stukken. Voorinschrijving

Heeft u als huurder van fase 1 of 2 interesse om terug te keren in een koop- of huurwoning? Via het inschrijfformulier op deze site is mogelijk om uw woningvoorkeuren door te geven.

Sociaal Plan 

Er is een Sociaal plan voor fase 1 opgesteld. Daarin staat voor de huurders op een rij hoe het vinden van een nieuwe woning in zijn werk gaat. Welke afspraken en vergoedingen er zijn. En hoe we iedereen persoonlijk gaan begeleiden bij het vinden van een nieuwe woning. Nu het raadsbesluit is genomen, gaan we de huisbezoeken met de bewoners van fase 1 opstarten. Het Sociaal Plan en alle stappen worden toegelicht in de huisbezoeken.  We hebben een samenvatting gemaakt van het Sociaal Plan en de stappen die de huurders gaan doorlopen in de herhuisvesting.  Alle brieven en documenten voor de huurders van fase 1 en 2 staan bij downloads. 

Begeleiders

De projectconsulenten bieden ondersteuning aan de huurders tijdens het proces van sloop-nieuwbouw. Zij gaan alle huurders ondersteunen bij het zoeken van een nieuwe woning.

Rizairis en Latoya zijn de projectconsulenten. Zij doen de huisbezoeken en zijn bereikbaar voor alle bewoners.  In het informatiepakket, dat alle huurders hebben ontvangen, stellen zij zich voor.
